The Condo Hotel is being sold as a condo/hotel so you can relax and enjoy the property with no woriies and positive cash flow.
Sales Price:
- $300 per square foot
- $12.50 per square foot for Solar Installation. We have a solar business in Roatan and will install at cost. Savings will be $300 to $600 per month. Utilities are 3 to 5 times more than US and Canada. We will have battery backup as Roatan is prone to blackouts once a week or more.
- $15 per square foot for turn key furniture, appliances, and sheets. Please remeber we need to ship in so have 20% shipping costs and 20% customs Fee.
- We will have a design center so you will have the option for items from Lowes to upgrade finishes at additional fee. We will give you our cost and you will need to pay difference on cost, shipping, and customs.
- We will ask for 33% deposit to start on completion of structure, 33% before getting windows, cabinets, fixtures, and 25% to get tiles, appliances, paint etc.... We will leave 8% to be paid once project is finished and have final inspection.
- We have a Florida Corporation and will be based out of Florida with all bank accounts, wire transfers, and disputes.
Monthly Expenses(Estimate)
- We will run it as a Condo/Hotel so everyone will share in per square foot percentage of expenses
- Electricity $50 to $100 with Solar. Normally $400 to $600 per month
- Property Taxes $50 to 100 per month
- Breakfast $100 to $200 per month.
- Water Truck when needed $110 per month durring dry months
- Maintenance $100 to $200 per month
- Housekeeping $200 per month could be less. Retals will pay for this
- Management Fee $200 per month. This will include maintaining property, gardening, paying all fees.
- We think monthly fees will run around $600 to $1,000 depending on time of year. We will send out monthly Profit and Loss sheet with all expenses for hotel and revenue. Along with revenue share check after expenses.
Monthly Revenue(Estimate)
- We have over 25 years experience in the hotel business with current customers of 400 hotels at www.myeres.com. We have all the software with Property Management System and Reservation Program along with Digital Marketing, Reputation Management, and Revenue Management.
- Revenue share will go to all owners who allow atleast 8 months rental on property
- We will split 50/50. We will absorb the cost of commissions on reservations Air BnB 15%, Expedia 20%, Booking 15%, Accellerators 4%, Google Adword, Booking PPC, Expedia PPC, Trip Advisor PPC. We estimate our overall percentage will be around 20 to 25% or half of our 50% fee. This way we can dominate Roatan on getting the condos filled with guests.
- Condo Owners will get 50% of revenue less the monthly expenses. Estimate to start(depending on season) is 50% occupancy at $199 per night to start(Will adjust based upon occupancy and competition). Rough estimate is 15 nights at $199= $3,000. Deduct $800 in monthly expenses from $1,500 should leave a positive cash flow of $7500 to $1,000 per month.
- This share will also include months you are staying at condo as long as no longer than 4 months in a Calendar year.
- Owners can opt out of revenue share and just pay share of expenses.
- Block out days at condo 90 days in adavnce should be good.
Goal:
- Have complete transperancy on costs so we can all have positive cash flow and be fair about expenses and revenue.
- We also want your experience when at Condo as a 5 star experience and your only worry is to buy your airplane ticket and bring your tootbrush. You will have an owners closet and your own washer and dryer.
